LRO Hospitality is a European hospitality investment platform with a growing portfolio of hotels across France, Germany and Belgium. With sustainability embedded into its investment strategy, LRO set out to improve transparency, performance and benchmarking across its assets, while ensuring sustainability initiatives were practical, credible and scalable at both portfolio and hotel level.
FuturePlus has partnered with LRO over several years, supporting both portfolio-wide strategy and implementation. What began with two hotels has now expanded to four properties, with new assets seamlessly integrated as the portfolio grows.
The partnership demonstrates how sustainability in hospitality can move beyond fragmented certifications and manual reporting.
THE CHALLENGE
As a hospitality-focused real estate investor, LRO faced the complex task of elevating ESG performance across a diverse hotel portfolio while strengthening its GRESB Real Estate Assessment scores year on year. This required the consistent collection of high-quality sustainability data from multiple sites, each with its own operational nuances, as well as the alignment of data to meet evolving future reporting requirements.
At the same time, LRO needed to translate broad sustainability objectives into clear, practical initiatives that hotel teams could realistically implement on the ground. Crucially, the organisation sought to ensure that sustainability reporting was not treated as a compliance exercise, but instead became a catalyst for meaningful, measurable operational improvement across the portfolio.
THE SOLUTION
The FuturePlus Approach
FuturePlus worked closely with LRO to deliver a holistic sustainability programme that combined data, strategy and practical implementation.
1. Portfolio-wide ESG measurement
All hotels in the LRO portfolio completed the FutureImpact assessment, providing a robust baseline across environmental, social and governance indicators. This created a single, consistent source of ESG data that could be used across multiple frameworks, including GRESB. As new hotels joined the portfolio, FutureImpact enabled rapid onboarding, allowing sustainability data to be captured for GRESB, without unnecessary burden on the general managers.
2. GRESB gap analysis and strategic support
FutureConsult specialists conducted detailed gap analyses against GRESB requirements, identifying priority actions and areas where LRO could unlock the greatest score improvements. This ensured that effort was focused on material topics rather than box-ticking. FutureImpact indicators allowed LRO to make progress across GRESB metrics simultaneously, maximising impact while minimising demand from hotel managers and the LRO team.
3. Carbon and environmental reporting
Through FuturePlus’ carbon accountancy platform, PlusCarbon, the FuturePlus team supported: Scope 1 and 2 emissions reporting Expansion into key Scope 3 categories, including water, waste, business travel and employee commuting Boundary reassessment in line with evolving GRESB guidance This strengthened the credibility and completeness of LRO’s environmental disclosures and laid foundations for future reduction strategies.
4. Staff engagement and training
A key insight from the gap analysis was the importance of employee engagement. FuturePlus developed and rolled out sustainability training across all hotels, designed specifically for hospitality teams with no prior sustainability background. The training covered: Core sustainability concepts Sustainability risks and opportunities within hospitality Energy, resource use and carbon impacts Practical actions staff can take in their day-to-day roles By focusing on relevance and practicality, sustainability was embedded into daily operations rather than remaining a head-office exercise.
5. Coordination and ongoing support
FuturePlus acted as a central link between portfolio leadership and individual hotel managers, ensuring targets were clearly communicated, progress was tracked, and data collection remained consistent. This ongoing engagement helped embed sustainability across every level of the organisation.
THE RESULTS
Impact & Outcomes
The LRO x FuturePlus partnership has delivered clear, measurable outcomes:
- FutureImpact score increased from 159 to 324 from 2023 to 2025 across the entire portfolio
- GRESB score more than doubled, rising from 29 in our first reporting period to 64 last year
- Portfolio-wide Impact Certification achieved across all hotels
- Expanded carbon reporting, including multiple Scope 3 categories
- Improved alignment between existing certifications (such as BREEAM and Green Key) and portfolio-level reporting
- Faster, smoother onboarding of newly acquired hotels
Beyond the numbers, LRO now benefits from a joined-up sustainability framework that supports investment decisions, operational improvements and external reporting.
LOOKING AHEAD
With ambitious annual targets set across the portfolio, FuturePlus continues to support LRO as it builds on this momentum. Current priorities include improving waste data quality, further strengthening Scope 3 reporting, and continuing to raise FutureImpact and GRESB scores as the portfolio expands.
